12/20/2005 - Population Bust to Hurt Urban Areas
MCEI Tokyo, Tokyo, Japan

Even though the average life span continues to grow, the total fertility rate is down enough that, at some point, the population is going to stop growing and start shrinking.

This is not only patently obvious, it is unstoppable. Because Japan's population aging and fertility collapse have been so dramatic, it will experience the fastest population shrinkage anywhere. Germany is only a distant second.

This population bust will have ramifications across the board -- politics, the economy, companies, consumer behavior, and everything else. It will, however impact different regions differently. Cities will be especially adversely affected. Cities are where the boomers congregated.

Cities are boomerland. And they are bound to feel the pain with the boomer decline. How can the cities respond? How can urban-oriented companies respond? Those that figure this out will survive.
